Dawlish Warren Nature Reserve

Dawlish Warren National Nature Reserve is an area of grassland, sand dunes, mudflats and beach that lies at the mouth of the River Exe. Dawlish Warren is an important holiday resort and is visited by thousands of people each year. As part of the Exe Estuary it is one of the most important places for wildfowl and wading birds in the whole of the South West.

Sidmouth uses different mothod's to prodect the sea from destoying the beach.

One of the things they used is called a Groynes are fences placed on a angle to prevent long-shore drift. Some advantages of groynes are that it slows dorn long-shore drift. A disadvantage is that they arn't very attractive and they have to be replaced because they can rot.

Another sea defence what they use is a sea wall is a big concreate wall that stops waves from hitting the cliffs. Some advantages of  a sea wall it that it prevents waves from erroding the cliffs, and also prevents flooding. Its disadvantages are they are very expencive to built, and when the wave hits the wall, the backswash becomes more powerfull.

Traffic

London suffers from bad traffic and to resolve it they have congestion charge to reduce the amount of trafiic around London.

each car has to pay around £8 aday.

Bus

Travalling by bus is more economicaly friendly and  is cheaper than paying for a car to go though London for a day and for paying pertol or diesel.

Train

Using a train is also more cheaper and economicaly friendly. There's no traffic with train meening you can get to your desternation faster.

Bristol

Bristol has cycle lanes to help traffic and the enviroment aslo it keep's you fit. Many town and cities have cycle lanes.

Bristol has many cycle lane and some of the newest ones such as filton circular cycle route, filton circular via frenchay cycle route and Bristol loop via falland and tyntesfield cycles rout.

Thing's that have changed in Wellington and Taunton in the past 20 years.

 

Taunton:

Taunton has changed in the past 20 years because the country is over populated and there is a demand for housing, So that's why there has been alot more flats built around the town. Also there has been a park and ride built to reduse the amount of traffic going into the town center and reduce polution. Also there's been a bridge built going over the railway to stop traffic congestion. Further more there is more well known shops around and some others have closed down like MK1 and Woolworths.

 

Wellington:

Wellington has also changed over the past years. Theres a new housing estate as you come into Wellington is being built at the moment and there has also been alot of new shops opening. Also the Chelseton roundabout has just been built recently as you come into Wellington. The enviromentaly friendly sports hall in Court fields school has was opened at the beginning of this year which has made the school look mordern.

Regenerating Exeter’s City Centre – a case study of Princesshay

EXETER

1.Describe the location of Exeter in a short "Twitter" style comment (using 140 characters or less) Exeter is placed in the south west of england. It is 37 miles northeast of Plymouth, and 70 miles southwest of Bristol, on the River Exe. The town's serounding Exeter is Uffucome, Welinton, Tauton, Bristol  and tiveron. There are run down shops in the inner city such as british home stores.Princesshay's is the new shoppng centre it is placed in the cbd of  Exeter. There are new shops there such as new look, primark and jack wills.

 

 

 

 

2. What do you think is meant by the term "urban redevelopment" Urban redevelopment is when an area, often sometimes derelict, is cleared and a new development is built.

3.   Explain the reasons why Exeter City Council decided to redevelop Princesshay. Based on the photographic evidence, do you agree with them? It transformed a part of the city which was poorly planned, lacked critical mass and was and run down and old whilst falling down with its age.

4. List some of the objections by local people to the Princesshay redevelopment. Exeter city Council decided to redevelop Princesshay for the following reasons:

  • Mixed use development with a variety of shop sizes to satisfy national and local retailer requirements

 

  • Establish a new prime retail pitch

 

  • Increase Zone A rates which had become static at £175 psf

 

  • Create a sense of place whilst retaining and enhancing the views of the Cathedral.

        

 

 

  • Respect the setting of historic monuments and in particular the surrounding Georgian and Medieval Character areas

 

  • Introduce a mix of private and affordable residential apartments

 

  • Create a new Civic Square with catering uses to increase dwell time in the City Centre.

 

5. Define the following terms used in the resource:

Princesshay Objections:

 

  • A new 600 space car park - but this will never be sufficient to deal with the enormous increase in traffic generated by the development.
  • Barnfield Road will experience a 500% increase in traffic, Western Way a 80% increase and there will be 15% more traffic in Heavitree Road
  • About 300,000 tonnes of rubble having to be removed through Southernhay. This works out at about 25 lorry journeys every day just for the demolition.
  • Demolishing 8 acres of the City Centre. That's an area the size of six football pitches.

 

  • It's not just Princesshay, but the complete area from Paris Street to Catherine Street including Bedford Square. For three years, this key area of Exeter will become a building site. But the damaging effects will spread throughout Exeter.

 

  • Peripheral areas like Sidwell Street, Fore Street, the Harlequins, maybe even South Street are likely to experience shop closures.

 

  • Empty buildings on the high street as some shops will move to the new development leaving empty stores.

 

  • Beneath the High Street is a network of unique medieval passageways dating from the 14th century. Easily damaged, they had to be protected during any redevelopment of Princesshay.

 

 

 Mixed Land Usage = Where the land is used for multi purposes such as housing and retail. 

 

Conservation = Conserving, preventing decay, loss or waste and preservation.

 

Revitalize = To give new life to or give vitality to.

 

Regeneration = The act of regeneration and the state of being regenerated.

 

Sustainable Urban Development = A good and desirable state of development which can be sustained in an urban position.

 

Section 106 Agreement = Allows a local planning authority (LPA) to enter into a legally-binding agreement or planning obligation with a landowner in association with the granting of planning permission. 

 

 6. Do you think that Princesshay has revitalized the CBD of Exeter? Explain your answer using evidence from the virtual tour. I think that the Princesshay development has revitalized the CBD of Exeter. It was the single biggest redevelopment in Exeter’s history representing an investment of over £200 million. It provides 530,000 square ft of new shops, residential apartments, and café’s, bars, restaurants and improved public spaces including new public toilets. It also provides more public parking within the area with the expansion over 500 more parking spaces. There are more than 60 shops in the area.

The whole area is modern and fresh making the city more attractive to come to.

 

 

7.Is Princesshay a good example of a sustainable redevelopment? How far does it address the three components of sustainability? Princesshay is a good example of a sustainable development as it meets the social needs of people whilst conserving the environment, and enhancing the local economy. It provides all these needs with its apartments, shops and land space.
